clearance may be dependent on the submittal of street improvement plans, the opening of an IP

exclusive of shoulders, and 1 foot on each side for a total 14 feet unobstructed horizontal clearance,
with an unobstructed vertical clearance of 13 feet 6 inches.
All proposed structures shall meet the requirements of the California Fire Code, Riverside County Fire
Ordinance 787 and Riverside County Fire Technical Policy #TP 16-001.

1. Prior to issuance of Building Permits, the applicant/developer shall furnish one copy of the water
system plans to the Office of the Fire Marshal for review and approval.
The required water system, including fire hydrants and/or water storage tanks, shall be installed,
made serviceable, and be accepted by the Office of the Fire Marshal prior to beginning construction.
They shall be maintained accessible.
2. Existing fire hydrants on public streets are allowed to be considered available. Existing fire
hydrants, and/or water storage tanks, on adjacent properties shall not be considered available unless
fire apparatus access roads extend between properties and easements are established to prevent

Quality Management Plan (WQMP), on one PDF on two CD copies, if the development of the
