This project is located in a State Fire Hazard Severity Zone and shall comply with California Building
Code Chapter 7A and California Code of Regulations Title 14 Fire Safety Regulations.

Minimum fire flow for the construction of all buildings is required per CFC Appendix B and Table
B105.1(1). Prior to building permit issuance, the applicant/developer shall provide documentation to
show there exists a water system capable of delivering the fire flow based on the information given.
Per this submittal the minimum fire flow will be 1000 gpm at 20 psi for 2 hours (which will be reduced
by 50% with the installation of an automatic sprinkler system). Subsequent design changes may
increase or decrease the required fire flow.
Existing fire hydrants on public streets are allowed to be considered available. Existing fire hydrants
on adjacent properties shall not be considered available unless fire apparatus access roads extend

Final fire and life safety conditions will be addressed when the Office of the Fire Marshal reviews building
plans. These conditions will be based on occupancy, use, California Building Code (CBC), California Fire
Code (CFC), and related codes, which are in effect at the time of building plan submittal.
Fire Department emergency vehicle apparatus access road locations and design shall be in accordance
with the California Fire Code, Riverside County Ordinance 460, Riverside County Ordinance 787, and
Riverside County Fire Department Standards. Plans must be submitted to the Fire Department for review
and approval prior to building permit issuance.

Transportation. 1 GENERAL CONDITIONS
1. With respect to the conditions of approval for the referenced tentative exhibit, it is understood that the
exhibit correctly shows acceptable centerline elevations, all existing easements, traveled ways, and
drainage courses with appropriate Q's, and that their omission or unacceptability may require the exhibit
to be resubmitted for further consideration. This ordinance and all conditions of approval are essential
parts and a requirement occurring in ONE is as binding as though occurring in all. All questions regarding
the true meaning of the conditions shall be referred to the Transportation Department.
2. All centerline intersections shall be at 90 degrees, plus or minus 5 degrees.
