The project proponent shall submit two sets of grading plans (24" x 36°) to the Transportation
Department for review and approval. If road right-of-way improvements are required, the project
proponent shall submit street improvement plans for review and approval, open an IP account, and
pay for all associated fees in order to clear this condition. The Standard plan check turnaround time is
10 working days. Approval is required prior to issuance of a grading permit.

Prior to issuance of a building permit, the owner/applicant may be required to submit a Water Quality
management Plan (WQMP), on PDF, if the development of the parcel(s) meets or exceeds any of the

public use to provide for a 30 -foot half -width righlof-way per Standard No. 138, Ordinance 461.

Prior to construction, if survey monuments including centerline monuments, tie points, property
corners and benchmarks found rt shall be located and tied out and corner records fled with the
County Surveyor pursuant to Section 8771 of the Business 8 Professions Code. Survey points
destroyed during construction shall be reset, and a second corner record filed for those points prior to
completion and acceptance of the improvements.
