Public Road And Utility Easement
Legal Description
Being a portion of Parcel 3 as shown on Parcel Map 27853 on file in Book 184 of Parcel
Maps at Pages 35 thru 37, inclusive, Records of Riverside County, California, also being that
portion of Section 7, Township 3 South, Range 2 East, San Bernardino Base and Meridian,
in the Unincorporated area of Riverside County, California, described as follows:
BEGINNING at the Southeast corner of Parcel 3, said corner being on the Northeasterly
Right of Way line of Seminole Drive (64.00 foot half width), as shown on Parcel Map 27853
on file in Book 184 of Parcel Maps at Pages 35 thru 37, inclusive, Records of Riverside
County, California;
THENCE along said Right of Way line North 47 °03'30" West, a distance of 110.52;
THENCE leaving said Right of Way line North 87 0 56'30" East, a distance of 35.36 feet to a
line parallel with and distant 89.00 feet Northeasterly measured at right angles from the
centerline of said Seminole Drive;
THENCE parallel with said centerline South 47 0 03'30" East, a distance of 97.03 feet;
