That portion of Parcel 17 of Parcel Map No. 16557 as shown on a map recorded in Book 95,
Pages 58 through 61, inclusive, of Parcel Maps, Records of Riverside County, State of
California, lying within Section 31, Township 6 South, Range 2 West, S.B.M., more particularly
described as follows:
BEGINNING at the southwest corner of said Parcel 17;
Thence along the westerly boundary of said Parcel 17 the following three (3) courses:
1) North 12 °51'54" East 27.89 feet to the beginning of a tangent curve concave westerly and
having a radius of 750.00 feet;
