In consideration of the terms set forth herein, Jurupa Community Services District ("District") hereby
grants to the County of Riverside, a political subdivision ( "County°), an easement for public road and
Utility purposes, including drainage purposes, over, upon, across, and within the real property in the
County of Riverside, State of California, described as follows;
SEE LEGAL DESCRIPTION AND PLAT ATTACHED HERETO AS
EXHIBITS "A" AND "B" AND MADE A PART HEREOF
The District shall retain the prior and paramount right to install, operate, maintain, service, repair, and
replace its facilities within the easement area, and that the County shall be responsible for the cost of
relocating District facilities as necessary to accommodate the County's exercise of the easement
rights conveyed herein. The County will hold harmless, indemnify and defend the District from any
and all claims of personal injury or property damage arising from the exercise of the easement rights
conveyed herein and to reimburse the District for the cost of repairing or replacing Its own facilities as
result of damage occasioned thereby.

Those portions of Lots 105 and 106 of the Resubdivision of Glen Avon Heights, in the
Unincorporated Territory of the County of Riverside, State of California, as shown on the
map filed in Book 10, Page 100 of Maps, more particularly described as Parcels 1 and 2
in that certain Grant Deed recorded February 1, 1978 as Instrument No. 20161 of Official
Records, both in the office of the County Recorder of said County, also lying in Sections
9 and 10, Township 2 South, Range 6 West, San Bernardino Meridian, described as
follows:
Beginning at the Southwesterly terminus of that certain course in the Southeasterly line
of Parcel Map No. 32479 shown as having a bearing and distance of "N 70 °05'11" E
505.54' " on the map filed in Book 229, Pages 99 through 105, inclusive, of Parcel Maps,
in the office of said County Recorder, said Southeasterly line also being the
