corporation, does hereby grant to the COUNTY OF RIVERSIDE, a political subdivision of the
State of California, the fee title in the real property located in the County of Riverside, State of
California, and more particularly described in Exhibit A attached hereto and depicted in Exhibit
B attached hereto;
RESERVING unto The Metropolitan Water District of Southern California a permanent
easement, 100 feet wide, in the same real property and for the purposes and including the same
rights. as acquired by the U States of A merica in those certain Final Judgments and Decrees
in Condemnation recorded October 31, 1949, in Book 1119, pages 496 through 502 and in Book
A 20, pages 57 through 63, of Official Records of County of Riverside, State of California, and
conveyed to The San Diego County Water Authority by Quitclaim Deed recorded December 10,
1997, as Instrument No. 453020 of Official Records of County of Riverside, State of California,
and further conveyed to The, Metropolitan Water District of Southern California by Quitclaim
Dead recorded December 11, 1997, as Instrument No. 454860 of Official Records of County of
Riverside, State of California; and further reserving unto The Metropolitan Water District: of
Southern California the right to access this easement area to and from the public highway for

This grant of real property is subject to any and all existing uses, licenses, permits,
casements, rights- of-way, covenants, conditions and restrictions, and encumbrances, including
but not limited to any and all rights of ingress and egress, roadways, and utilities, reserved to the
owner of the abutting lands in that certain Final Order of Condemnation recorded July 17, 1997,
as Instrument No. 250793 of Official Records of the County of Riverside, State of California, or
in that certain Judgment in Condemnation filed "on July 16, 1997 in the Superior Court for the
Statc of California, County of Riverside in the case of The Metropolitan Water District of
Southern California v. Jean Domenigoni, et al., Riverside County Superior Court Case No.
229049.

All that portion of the northwest quarter of the northwest quarter of Section 10, T6S, R2 W,
SEM, Comity of Riverside, State of California, lying within a strip of land, 32 feet wide the
westerly line of said 32 foot wide step being parallel and concentric with and 50.00 feet easterly
of, as measured at right angles and radially to the center line of Winchester Road (State Highway
79, 100 feet wide) as conveyed by deed to said County, recorded January 18, 1949 in Book 1045,
page 50 et seq., of Official Records of said County.
The sidelines of said strip of land, 32 feet wide, shall be extended or shortened so as to
terminate southerly on the southerly line of said northwest quarter of the northwest quarter and
northerly on the northerly line -of said northwest quarter of the northwest quarter of said Section
10.
RESERVING unto The Metropolitan Water District of Southern California a permanent
easement, 100 foot wide, in the same property and for the puToses and including the same
rights as acquired by the Unites States of America in those certain final Judgments and Decrees
