PUBLIC ROAD & UTILITY EASEMENT
That portion of the cast half of Section 19, Township 4 South, Range 6 East, San
Bernardino Meridian, being a portion of Parcel B of Lot Line Adjustment No. 3954
recorded December 30, 1997 as Instrument No. 476230, Official Records of Riverside
County, California, said portion being described as follows:
COMMENCING at the intersection of the centerline of Harry Oliver Trail (88.00
feet in width) of that certain easement for public road and drainage purpose conveyed to
the County of Riverside by deed recorded July 2. 1987 as Instrument No, 190451,
Official Records of Riverside County, California with the centerline of Varner Road
(29,00 feet in width) as shown on State Right -of -Way Map on file in Riverside County
Transportation Department files as 204 -594;
Thence North 54° 41' 04" West along said centerline of Varner Road, a distance
of 434.24 feet to the beginning of a tangent curve, concave to the northeast having a
radius of 9883.00 feet;
Thence northwesterly along said curve, to the right, through a central angle of
00° 51'07". an arc distance of 146.95 feet to a point thereon, the radial line from said
point bears North 36° 10'02" East;
Thence North 36° 10' 02" East, a distance of 29.00 feet to the most southerly
corner of said Parcel B of Lot Line Adjustment No. 3954 to the TRUE POINT OF
