That portion of Lot 11 in Block B of Map of West Riverside, in the County of Riverside, State of
California, per map recorded in Book 9 of Maps at Page 34 thereof, in the Office of the County Recorder
of San Bernardino County, California, lying in protracted Section 8, Township 2 South, Range 5 West,
San Bernardino Meridian, within Jurupa Rancho, being more particularly described as follows:
COMMENCING at the northwest corner of said Lot 11;
Thence South 16 °17'29" West, along the westerly line of said Lot 11, a distance of 32.50 feet to
the most southerly corner of that certain parcel of land conveyed to the County of Riverside by
deed recorded August 27, 1957 in Book 2139 of Deeds at Page 412 thereof, Official Records of
Riverside County, California, said corner being on the easterly right- line of Opal Street
(30 -foot half width), said point being the TRUE POINT OF BEGINNING;
Thence South 16 °17'29" West, continuing along said easterly right -of -way line, a distance of
3.62 feet;
Thence South 73 °42'31" East, departing said easterly right -of -way line, a distance of 3.00 feet to
a line parallel with and distant 33.00 feet easterly as measured at right angles to the centerline of
said Opal Street;
Thence North 16 °17'29" East, along said parallel line, a distance of 8.50 feet;
Thence North 68 °40'52" East, departing said parallel line, a distance of 32.50 feet to the
southwesterly right -of -way line of Mission Boulevard, said point being on a non - tangent curve,
concave southerly, having a radius of 25.00 feet, a radial line at said point bears South 24 °55'00"
West, said point also being on the southerly line of said parcel of land conveyed to the County of
Riverside;
Thence westerly, along said curve having a radius of 25.00 feet, through a central angle of
98 °37'31 ", an arc distance of 43.03 feet to the POINT OF BEGINNING.
