PUBLIC ROAD AND UTILITY EASEMENT
PATS RANCH ROAD
That certain parcel of land situated in the unincorporated territory of the County of
Riverside, State of California, being that portion of the southeast quarter of Fractional
Section 18, Township 2 South, Range 6 West, San Bernardino Meridian, as shown by the
Sectionalized Survey of the Jurupa Rancho on file in Book 9 of Maps at page 33 thereof,
Records of San Bernardino County, California, said portion being described as follows:
COMMENCING at the intersection of the centerline of Wineville Avenue (50.00
feet in half width) with the centerline of Bellegrave Avenue (55.00 feet in half width) of
Tract No. 18592, as shown by map on file in Book 131 of Maps, at pages 99 through 101,
inclusive thereof, Records of Riverside County, California, said intersection also being the
northeast corner of that certain parcel of land, 40.00 feet in width, conveyed to the County
of Riverside by deed recorded October 7, 1941 in Book 519 at page 82 thereof, Records of
Riverside County, California;
Thence South 69 °10'41" West along the northwesterly line of said parcel so
conveyed, a distance of 1,346.00 feet, said northwesterly line also being the centerline of
Bellegrave Avenue;
Thence South 20 °49'19" East, a distance of 64.00 feet to the
BEGINNING, said point being on the southeasterly right -of -way
Avenue (64.00 in half width) per document recorded

Thence continuing South 20 °49'19" East, a distance of 463.81 feet to the beginning
of a tangent curve, concave to the southwest, having a radius of 2,000.00 feet;
Thence southerly along said curve, to the right, through a central angle of
10 °45'10 ", an arc distance of 375.34 feet, the radial line from said point bears South
79 °55'51" West;
Thence North 82 °17'40" East, a distance of 59.05 feet to the beginning of non-
tangent curve, concave to the southwest, having a radius of 2,059.00 feet, the radial line

Thence northwesterly along said curve, to the left, said curve being concentric with
