In the Unincorporated Territory of Riverside County, State of California
Being a portion of Section 30, Township 3 South, Range 5 West, San Bernardino Meridian, and a
portion of that parcel of land described in a Quitclaim Deed recorded December 10, 2003 as Document
No. 2003- 967414, Official Records of Riverside County, California, more particularly described as
follows:
Commencing at the centerline intersection of Dufferin Avenue and Praed Street as shown on a Grant
of Easement Document recorded April 25, 2003 as Document No. 2003 - 294671, Official Records of
Riverside County; thence South 33 0 36'59" East, 25.00 feet along the centerline of Praed Street to the
southwesterly prolongation of the northwesterly line of Parcel 1 b of said Document; thence leaving said
centerline North 56 °22'30" East along said southwesterly prolongation 20.00 feet to the westerly most
corner of said Parcel 1b; thence continuing along said northwesterly line of said Parcel lb North
56 °22'30" East, 214.87 feet to the northerly most corner of Parcel 1b described in said Grant of
Easement Document recorded April 25, 2003 as Document No. 2003- 294671, Official Records of
