PUBLIC ROAD AND UTILITY EASEMENT
That portion of Lot 240 of Romola Farms No. 5, as shown by map on file in Book
14 of Maps at pages 44 through 46, inclusive thereof, Records of Riverside County,
California, located in the southwest quarter of Section 12, Township 5 South, Range 3
West, San Bernardino Meridian, said portion being described as follows:
COMMENCING at the northeast corner of said Lot 240, said corner being on the
westerly right -of -way line of Malone Avenue (40.00 feet in width) of said map;
Thence South 00° 33' 25" West along the easterly line of said Lot 240 and along
said westerly right -of -way line, a distance of 30.00 feet to the TRUE POINT OF
BEGINNING, said point being on a line parallel with and distant southerly 30.00 feet,
measured at a right angle, from the northerly line of said Lot 240;
Thence North 89° 41' 15" West along said parallel line, a distance of 10.00 feet to
