That portion of Lot 70 of Romola Farms, as shown by map on file in Book 12 of
Maps at page 71 thereof, Records of Riverside County, California, located in the
southeast quarter of Section 11, Township 5 South, Range 3 West, San Bernardino
Meridian, said portion being described as follows:
BEGINNING at the northeast corner of said Lot 70, said corner being on the
westerly right -of -way line of Junipero Road (40.00 feet in width) of said map;
Thence South 89° 37'24" West along the northerly line of said Lot 70, a distance
of 17.00 feet to a point on a line parallel with and distant easterly 17.00 feet, measured at
a right angle, from the east line of said Lot 70;
Thence South 00° 36' 19" West along said parallel line, a distance of 60.01 feet to
a point on a line parallel with and distant southerly 60.00 feet, measured at a right angle,
