OFFER OF DEDICATION
DEXTER AVENUE — COUNTY OF RIVERSIDE
Those portions of Parcel 4 and Lots "A" and `B" of Parcel Map 8434, on file in Book 32 of
Parcel Maps at page 89, thereof, located in the County of Riverside, Califomia, lying in Section 31,
Township 5 South, Range 4 West, San Bernardino Meridian, Riverside County, California, more
particularly described as follows:
COMMENCING at the intersection of the northeasterly right -of -way line of Dexter Avenue (40
foot half-width) and the northwesterly right of way line of Third Street, (30 foot half- width) as shown on
said Parcel Map;
Thence northerly along said northeasterly right -of -way Iine, North 46'1 T 18" West a distance of
392.92 feet to the beginning of a non - tangent curve, concave to the northeast, having a radius of 270.00
feet. Said point also being the TRUE POINT OF BEGINNING. A radial tine from said point bears
North 59 °25' 13" East;
Thence along said non- tangent curve, to the right, through a central angle of 22°33' 19" an are
distance of 106.29 feet;
Thence North 8 °01'28" West along said right -of -way line of Dexter Avenue, a distance of
