BEGUTgNG at the intersection of the northwesterly Iine of said Lot 21 with the northeasterly
right -of -way line of Mission Boulevard (87 foot half width) as conveyed to the State of California
by deed recorded June 22, 1940 in Book 466, Page 371 of Official Records of Riverside County,
