A portion of Lot 53 of Sedco Tract No. 1, in Section 27, Township 6 South, Range 4 West,
as shown by map on file in Book 10 Pages 58 to 75, inclusive, of Maps, Records of Riverside
County, California, more particularly described as follows:
Commencing at the northeast comer of said Lot 53, also being a point on the southerly right
of way line of Bundy Canyon Road (20 foot half - width) as shown on said map;
Thence South 89° 56' 30" West along the northerly line of said Lot 53 and said southerly
right of way line, a distance of 432.03 feet to the northeast corner of that certain parcel
described in deed recorded November 8, 1988 as document no. 326310, official records of
Riverside County, and the TRUE POINT OF BEGINNING;
Thence South 0° 37' 20" West along the easterly line of said parcel, a distance of 3 5. 00 feet
to a line 55 feet southerly, measured at right angles, and parallel to the centerline of said
