COMMENCING at the centerline intersection of Rancho California Road and Van Tu
Lane as shown on Parcel Map No. 12097 recorded in Book 61 of Parcel Maps at Page
32, Records of said Riverside County, California;
THENCE South 25 30' 08" East, a distance of 55.94 feet to the Southerly right -of -way
of said Rancho California Road and the TRUE POINT OF BEGINNING;
THENCE South 25 30' 08" East along said centerline and its Southerly prolongation,
being also the Northeasterly line of Parcel 4 in said Parcel Map No. 12097, a distance of
168.56 feet to an intersection with the Southerly right -of -way line of said Van Tu Lane
as shown on said Parcel Map No. 12097, said intersection being also the beginning of a
non- tangent curve concave Westerly having a radius of 180.00 feet, a radial line from
