STORM DRAIN EASEMENT
That portion of Parcel 1, as shown on Record of Survey, as filed in Book 51, Page 9, of Records
of Surveys, in the Office of the Recorder of the County of Riverside, State of California, said
Parcel 1, lying within the Northeast One - Quarter of Section 19, Township 3 South,
Range 4 West, San Bernardino Base and Meridian, more particularly described as follows:
A 20.00 foot wide strip of land, lying 10.00 feet on each side of, as measured at right angles to
and parallel with the following described line:
COMMENCING at the Northeast Corner of said Section 19;
THENCE, along the centerline of John F. Kennedy Drive (Eschscholtzia Avenue) and the
Northerly line of said Northeast One- Quarter of said Section 19, as shown on said Record of
Survey, South 89 °49'45" West (North 89 °42' East per said Record of Survey), a distance of
600.89 feet;
THENCE, South 0 °10'15" East, a distance of 20.00 feet to a point on the Southerly 20.00 foot
half width sideline of said John F. Kennedy Drive, said point being the TRUE POINT OF
BEGINNING;
THENCE, South 27 °01'40" East, a distance of 26.03 feet to the POINT OF TERMINATION.
The sidelines of the above described parcel shall be lengthened or shortened so as to terminate at
right angles to said POINT OF TERMINATION and on the Southerly 20.00 foot half width
sideline of said John F. Kennedy Drive.
The above described parcel contains 521 square feet, more or less.
