That portion of Lot 1 of Tract Map No. 23368 in the County of Riverside, State of California as
shown on map recorded in Book 215, Pages 54 -58, recorded March 28, 1990 in the office of the
County Recorder of said county being described as follows:
Beginning at the most Southerly intersection of the Southerly boundary line of Lot 1 with the
southwesterly boundary line of Lot 9 of said Tract Map 23368;
Thence Northerly along the common lot line of said Lot 1 and Lot 9 North 47"52'50" East 32.52
feet to a point on a 550.00 foot radius curve, concave Southwesterly, a radial line thereto bears
North 45'45'43" East;
Thence Northwesterly along said curve through a central angle of 10° 15' 23 ", a distance of
98.45 feet;
Thence North 54'29'40" West 36.07 feet to the Easterly right -of -way line of Torrey Pines Road
(60.00 foot wide) as shown on aforementioned Tract Map 23368, said point being on a 583.00
