THE COMPUTED LOCATIONS OF THE REAR PROPERTY CORNERS OF LOT 50 WERE ESTABLISHED BY COMPASS RULE PROPORTIONATE MEASUREMENT BEGINNING AT THE NORTHWEST CORNER OF LOT 50 AND TRAVERSING IN A COUNTER CLOCKWISE DIRECTION TO THE NORTHEAST CORNER OF LOT 50 WHILE USING THE RADIAL BEARING AT THE NORTHWEST CORNER AS THE ANGULAR BASIS. THE SOUTH LINE OF AGATE TERRACE UNIT NO. 2 PER M.B. 27/1 APPEARS TO HAVE BEEN IMPROPERLY MONUMENTED BEYOND OWNERSHIP LINES AS DISCLOSED BY R.S. 63/88 AND PERPETUTATED BY TRACT NO. 14876 PER M.B. 107/20-21. 1 HAVE RE-ESTABLISHED THE ORIGINAL LINES OF LOT 50 OF AGATE TERRACE UNIT NO. 2 PER M.B. 27/1, BUT HAVE EXCLUDED THAT PORTION OF SAID LOT LYING WITHIN SAID TRACT NO. 14876.
