Statement of Purpose /Procedure of Survey

This survey was performed for the purpose of establishing the boundary described
by Inst. No. 2015-0524119 Rec. 12-01-2015. Prior to the survey, the owner
visited the City of Perris in regards to fencing the property and was informed that
dunlop drive was intended to be a 50' X width right of way and that any new
fencing should maintain this dimension. The front property corners of this parcel

were set at the 50' distance at the owner's request.
Parcel Map No. 7281 per P.M. 23/16 found monuments at the exterior boundary
of what the surveyor purports to be the property described by Inst. No. 130772
Rec. 10-23-1975, but does not provide any supporting evidence on monuments the map to
confirm his assertion. My survey has found that the location of the at
the exterior boundary of P.M. 23/16 are not at the locations described by the
instrument referenced.
The boundary shown hereon was established by the calls in the grant deed for
acreage, equal parts and parallelism. There are no conflicts between the ad joiner's
grant deeds referenced on this Record of Survey, therefore junior/senior rights do
not apply. The coriffict is between the found exterior boundary monuments shown
on P.M. 23/16 and the grant deed referenced on said Parcel Map, but this conflict
reflects a gap between the deed line and the found monuments as shown on
detail "A" hereon.
There is a conflict between the monuments established on the south line of the
property being surveyed and the found monuments which are 1.3' +/— northerly
thereof, which have been rejected. The line shown connecting these found
monuments is for dimensioning purposes only and is not intended to depict a
property line. There was no fencing along the east, west or south boundaries of
the property at the time of survey. There was an existing fence near the north
boundary line, but it follows the alignment of the monuments per P.M. 23/16.
