Minimum fire flow for the construction of all commercial buildings is required per CFC Appendix BB
and Table B105.1. Prior to building permit issuance, the applicant/developer shall provide
documentation to show there exists a water system capable of delivering the fire flow based on the
information given. Per this submittal the minimum fire flow will be 500 gpm at 20 psi for a 1/2 hour,
based on residential use with automatic sprinklers installed. Subsequent design changes may
increase or decrease the required fire flow.
Existing fire hydrants on public streets are allowed to be considered available. Existing fire hydrants
on adjacent properties shall not be considered available unless fire apparatus access roads extend
between properties and easements are established to prevent obstruction of such roads. (CFC 507,
501.3)
Hydrant Fire flow information shall be provided for all newly proposed structures. Please contact your
local water purveyor and obtain a fire flow letter for the closest fire hydrant. Only original fire flow

This project is in a High Fire Hazard, State Responsibility Area. In addition to County Ordinance, it will also
be required to comply with all provisions of the State Board of Forestry, California Code of Regulations,
Title 14.
Final fire and life safety conditions will be addressed when the Office of the Fire Marshal reviews building
plans. These conditions will be based on occupancy, use, California Building Code (CBC), California Fire
Code (CFC), and related codes, which are in effect at the time of building plan submittal.

Transportation. 1 GENERAL TRANSPORTATION CONDITIONS
1. Centerline intersection shall be at 90 degrees, plus or minus 5 degrees.
2. No additional road improvements will be required at this time. along Hansen Avenue due to existing
improvements.
3. Vacating/abandoning excess (Per Standard No. 103, Ordinance 461) public rights-of-way along Juniper
Flats Road requires a separate request from the Project that is approved by the Board of Supervisors. If
said excess public rights-of-way is also County owned land, it may be necessary to enter into an
agreement with the County for its purchase or exchange.
