THIS SURVEY IS FOR THE PURPOSE OF DETERMINING THE LOCATION OF AN EXISTING
BLOCK WALL IN RELATION TO THE EXTERIOR BOUNDARY LINE OF A PORTION OF LOT 1
OF TRACT NO. 20878 AS SHOWN HEREON WHERE SAID BOUNDARY ADJOINS THE
PROPERTY SHOWN AS "NOT A PART" BY MAP ON FILE IN BOOK 162, OF MAPS, AT
PAGES 21 THROUGH 23, INCLUSIVE, RECORDS OF RIVERSIDE COUNTY, CALIFORNIA. THE
MONUMENTS LOCATED AT THE DISTANCES LABELED 8 AND 9 IN THE LINE DATA CHART
WERE ESTABLISHED AT A 5.00 FOOT PROJECTION OF THE NORTH AND SOUTH BOUNDARY
LINES IN ORDER TO PRESERVE HEAVY LANDSCAPING AT THE ACTUAL LOCATION OF THE
BOUNDARY CORNERS.
AN ANALYSIS OF M.B. 162/21-23 DISCLOSED THAT THE BEARING OF THE SOUTH LINE
OF THE "NOT A PART" PROPERTY IS INCORRECT, SINCE IT IS NOT POSSIBLE TO HAVE
THIS LINE AS PARRALLEL WITH THE NORTH LINE WHEN THE NORTH/SOUTH DISTANCES
OF THE FRONT AND REAR LINES ARE NOT EQUAL. A CLOSURE CHECK OF THIS MAP
DISCLOSED THE BEARING TO BE NORTH 82'0 34' 00" WEST AS SHOWN HEREON.
THE DUPLICATE LIGHT LINES IN THE VICINITY OF THE "NOT A PART" ARE INTENDED TO
DEPICT THE BOUNDARY OF THE PROPERTY REFERENCED AS (R4) AND TO SHOW THAT
THERE IS A 0.7' GAP BETWEEN THE DEED LINE AND THE LINE ESTABLISHED BY
M.B. 162/21-23.
