3. At the time the County of Riverside accepts the herein described Irrevocable Offer of
Dedication; upon request of the Director of Transportation and at the owner's expense, the owner
shall demolish/relocate any and all encroachments and/or structures immediately. Any
requirement for a new Water Quality Management Plan that may apply shall be provided by the
owner at his/her expense. No additional encroachments shall be allowed within the herein
described dedication.
The term, Grantor, as used herein shall include the plural as well as the singular number and the word
"he" shall include the feminine and the neuter gender as the case may be.
