Prior To Map Recordation Fire 050 -Fire. 1 Prior to recordation Parcel: 942100034 Not Satisfied Fire Access Road Improvements Required (HILT ROAD) The land divider shall submit road/street development plans to the County Transportation Department and the Fire Department, identifying the improvements of the project access elements on -site and off -site (Right of Way, Public/Private Streets, Highways, Ways, Easements, etc.). Improvements shall meet minimum County and Fire Department Standards. The improvements shall be completed prior to map (COC) recordation, otherwise adequate securities shall be established with the County in accordance with Ordinance 460. 60. Prior To Grading Permit Issuance Transportation 060 - Transportation. 1 CONDITIONAL WQMP Not Satisfied WQMP is not required for entitlement. However, an approved WQMP is required prior to any grading or building permit, if the development of the parcel meets or exceeds any of the thresholds fora WQMP. Submit the applicable WQMP applicability checklist, found on http://rcflood.org/npdes/, if your project proposes an auto -repair shop, adding 5,000 sq.ft. of impervious area, or disturbing more than 1 acre. If a WQMP is required, submit a single file PDF on two CD/DVD copies to the Transportation Department for review and approval. 060 - Transportation. 2 SUBMIT GRADING PLANS Not Satisfied The project proponent shall submit grading plans (24 in x 36 in) to the Building & Safety/Transportation Department for review and approval. If road right-of-way improvements are required, the project proponent shall submit street improvement plans for review and approval, open an IP account, and pay for all associated fees in order to clear this condition. The Standard plan check turnaround time is typically 2-4 weeks. Approval is required prior to issuance of a grading permit. 80. Prior To Building Permit Issuance Fire 080 -Fire. 1 Prior to permit Not Satisfied No Build Prior to Access Road Improvements No construction permits for any of the parcels shall be approved prior to improvements to the off -site Access Road (dedicated/non-dedicated) to be utilized for Fire Access, as detailed on the recorded map (COC), to the minimum standards outlined in Riverside County Ordinance 460 and 461. The responsibility to complete the design and construction improvements of the Access Road(s) leading to the parcel proposed for construction, shall be the responsibility of the parcel owner/developer seeking building construction permits. Survey 080 -Survey. 1 SURVEY MONUMENTATION Not Satisfied It shall be the responsibility of the licensed professional legally authorized to practice land surveying work to install street centerline monuments as required by Riverside County Ordinance No. 461.11. If construction centerline differs, provide a tie to existing centerline of right-of-way. Not Satisfied Prior to issuance of a building permit, the owner/applicant may be required to submit a Water Quality management Plan (WQMP), on PDF, if the development of the parcel(s) meets or exceeds any of the thresholds outlined in the WQMP guidance document. If it is determined that a WQMP is required, the owner applicant shall be required to submit a WQMP and associated plans for review and approval prior to issuance of building permit.
