The land divider shall submit road/street development plans to the County Transportation
Department and the Fire Department, identifying the improvements of the project access
elements on -site and off -site (Right of Way, Public/Private Streets, Highways, Ways,
Easements, etc.). Improvements shall meet minimum County and Fire Department
Standards. The improvements shall be completed prior to map (COC) recordation, otherwise
adequate securities shall be established with the County in accordance with Ordinance 460.

WQMP is not required for entitlement. However, an approved WQMP is required prior to any
grading or building permit, if the development of the parcel meets or exceeds any of the
thresholds fora WQMP. Submit the applicable WQMP applicability checklist, found on
http://rcflood.org/npdes/, if your project proposes an auto -repair shop, adding 5,000 sq.ft. of
impervious area, or disturbing more than 1 acre. If a WQMP is required, submit a single file
PDF on two CD/DVD copies to the Transportation Department for review and approval.

The project proponent shall submit grading plans (24 in x 36 in) to the Building &
Safety/Transportation Department for review and approval. If road right-of-way improvements
are required, the project proponent shall submit street improvement plans for review and
approval, open an IP account, and pay for all associated fees in order to clear this condition.
The Standard plan check turnaround time is typically 2-4 weeks. Approval is required prior to
issuance of a grading permit.

off -site Access Road (dedicated/non-dedicated) to be utilized for Fire Access, as detailed on

460 and 461. The responsibility to complete the design and construction improvements of the
Access Road(s) leading to the parcel proposed for construction, shall be the responsibility of
the parcel owner/developer seeking building construction permits.

acceptance of the improvements. All existing survey monumentation in the proposed area of
disturbance (on -site or off -site) shall be shown on the project plans.

associated plans for review and approval prior to issuance of building permit. More information
