The project proponent shall submit two sets of grading plans (24" x 3W) to the Transportation
Department for review and approval. If road right-of-way improvements are required, the project
proponent shall submit street improvement plans for review and approval, open an IP account, and
pay for all associated fees in order to Gear this condition. The Standard plan check turnaround time is
10 working days. Approval is required prior to issuance of a grading permit.

Prior to issuance of a building permit, the owner/applicant may be required to submit a Water Quality
management Plan (WQMP), on PDF, if the development of the parcels) meets or exceeds any of the
